The corner at 1214 Ashford Avenue was built for volume. When Hard Rock Cafe converted the old Chart House there in 2018, it opened a two-story, 42,000-square-foot restaurant with capacity for 300. It went dark in March 2020 when lockdown orders took effect, and Resident magazine says the corner then sat dormant for years.
The rooms that have opened along Ashford since are smaller and keep more specific hours. DANTE seats 104. Monarca Cocina Mexicana seats roughly 127. The old corner at 1214 now holds Azul. Set their published schedules side by side and each one owns a different slice of the clock, from a rooftop breakfast over the lagoon to a cocktail lounge upstairs after dark.
Azul Takes the Late Hour
Azul Restaurant & Verde Lounge opened July 17, 2026, in the former Hard Rock space, directly across from the San Juan Marriott Resort & Stellaris Casino. Azul is the restaurant on the lower level, and Verde Lounge upstairs shifts the focus to cocktails and a late-night atmosphere. Resident's pre-opening profile describes a walk-through bar, a DJ and performance stage, and an open-air second floor above Ashford. A stage and an upstairs cocktail room are features built for the hours after dinner.
The kitchen is led by Chef Whitney "Whit" Thomas, with general manager Yuri Oliveira and wine and spirits director Jesus "Chu" Bonilla. Founder George Azih says he has invested more than $12 million in the project. The restaurant also offers a founding VIP membership limited to 32 members, priced at $10,000 with an $11,000 food and beverage credit. Azul's own site says the menu changes with the market and draws on local farms, fishermen and regional producers. One dish reported at opening is a beef carpaccio with fried capers, guajillo-mustard vinaigrette and plantain panko.
The sources reviewed here do not list Azul's weekly schedule, so its days of operation are worth confirming before you plan around it.
DANTE Opens Before the Sun Is High
The rooftop of O:LV Fifty Five keeps the earliest hours of the three. DANTE serves breakfast and lunch daily, then dinner on a shorter week. Caribbean Journal reports dinner Tuesday through Sunday, while the hotel's own restaurant page lists dinner Tuesday through Saturday and says reservations are required. The hotel's number is (787) 967-1188, and a call settles the Sunday question. Tables can also be booked through OpenTable.
The room faces Condado Lagoon, so a morning table looks over calm water. Caribbean Journal describes a 104-seat dining room that runs from indoor tables to an open-air edge, with a bar carved from a single block of white Greek onyx. The tables are Italian stone and the furniture comes from Portugal. The same review advises requesting the lagoon-edge tables.
The restaurant is the latest project from Eat Me Hospitality Group, led by Robert Weakley and Abelardo Ruiz, who also run Bottles Guaynabo, Bottles Dorado and DRGN. Executive Chef Jason Neroni cooks modern Italian, and the cocktail list is organized around Dante's Divine Comedy in three sections, Inferno, Purgatorio and Paradiso.
The opening dates differ by source. Placeres reported the room open to the public in February, and the trade press covered it in late March. The formal ribbon-cutting, attended by San Juan Mayor Miguel Romero, coincided with the second Puerto Rico Wine & Food Festival, with dinners led by chefs Scott Conant, Geoffrey Zakarian, Wilo Benet and Neroni. Caribbean Journal traces Condado's rooftop lineage from the original O:live Boutique Hotel rooftop to the earlier O:LV Fifty Five rooftop, which DANTE has now replaced.
Monarca Keeps a Midday-to-Evening Week
Monarca Cocina Mexicana sits at 1451 Ashford, near Ashford Presbyterian Community Hospital, in the former Chili's space. News is My Business reported in December 2025 that the owners spent about $750,000 on the room, that it took about 11 months to establish, and that Puerto Rican chef Claudia Viña leads the kitchen. Her résumé includes Pio Pio in Old San Juan, The Breakers in Palm Beach and the Hyatt Regency Reserve in Río Grande.
Monarca's website lists hours of Wednesday through Saturday from noon to 9 p.m., Sunday from noon to 6 p.m., and closed Monday and Tuesday. Nothing on the schedule runs into the small hours, which places Monarca on the lunch and early-dinner side of the avenue. On Sundays the kitchen closes at 6, which matters for the next section.
The Free Slot Is Sunday at 4:30
Ventana al Jazz runs on the last Sunday of the month at Parque La Ventana al Mar, the park between the Condado Vanderbilt and La Concha, starting at 4:30 p.m. The concerts are free, and visitors bring chairs or blankets. Primera Hora reported that attendees can also bring their own coolers. The series began in 2008, paused after 2017 and returned in November 2023.
One 2026 Condado edition with press coverage was June 28, when El Nuevo Día previewed a program of younger jazz musicians. In May, El Vocero reported more than a dozen partner merchants offering food and drink promotions on event days in Condado and in Ponce's Paseo Atocha.
The last Sunday of October falls on October 25. The lineup for that date was not confirmed in the sources reviewed, so the event's official social pages are the place to check before heading over.
The park's neighbors have an early-evening option too. STK at the Condado Vanderbilt runs a three-course prix fixe dinner daily from 4 to 6 p.m. That window overlaps the 4:30 start of the music.
A Sunday, Laid Out by the Clock
The published hours can be assembled into a single Sunday on the last weekend of a month.
- Noon to 2 p.m.: Lunch at DANTE over the lagoon or at Monarca on the hospital end of the avenue. Both are open at midday on Sunday.
- 4:00 to 6:00 p.m.: The STK prix fixe at the Condado Vanderbilt, or a table at Monarca before its 6 p.m. Sunday close.
- 4:30 p.m.: The music starts at Parque La Ventana al Mar.
- After dark: Verde Lounge upstairs at Azul, after confirming its hours.
Monday looks different. Monarca is closed, and DANTE serves breakfast and lunch only, since both published schedules start dinner on Tuesday. A Monday dinner on Ashford means looking beyond these two rooms, and Azul's Monday hours are one more thing to confirm.
What Visitors Will Ask About at La Concha
Guests staying at La Concha Resort will run into one change. The Sereno Beach Pool is closed for a beach-club upgrade through December 20, 2026, while the Main Pool and the adults-only Marena stay open. The resort's events page lists a Levant by Chef Michael White dinner with Billecart-Salmon Champagne on October 29 at $450++ per person, and the ALTER-EGO Halloween party on October 31. Its Thanksgiving menus are set for November 26.
Hotel guests at La Concha can charge dining at any Condado Collection restaurant or bar, including the Condado Vanderbilt and Condado Ocean Club, to their room. That covers STK's 4 p.m. seating for visiting family.
